We hold professional indemnity insurance, have separate client's accounts ensuring clients funds are professionally managed, security deposits are properly handled in accordance with current legislation, rental receipts are credited to your account promptly by automatic bank transfer and monthly statements of account forwarded to you.

We offer two services to landlords: Letting only and Fully managed - each can be tailored to suit your needs. With our Fully Managed service there are no up front fees payable, our fee will be taken on a monthly basis to assist in your cash flow

Letting only service comprises of the following:

• Full market appraisal.
• Marketing your property on our own website and also with the major portal websites.
• Accompanied viewings by qualified negotiators.
• Finding tenants.
• Negotiation of terms.
• Applying for references using Vericheck reference company.
• Drawing up of the appropriate tenancy agreement.
• Arranging the inventory and check in report using Invenhomes inventory company.
• Arranging the deposit to be lodged with The Deposit Protection Service.
• Informing utility companies and council tax of change of occupier.
• Negotiation of renewals.
• With the aim of finding you the right tenants whilst achieving the best market rent for your property.

Letting and property management service comprises of the following:

• All the services of Let only in addition to:
• No up front fees payable, our fee will be taken on a monthly basis to assist in your cashflow.
• Collection of rental payments paid to the landlord via BACS payment.
• Monthly rental statement and invoices.
• Payment of outgoings where necessary (subject to fund availability)
• Arranging safety certificates.
• Routine checks of the property (extra charges apply).
• Arranging repairs and maintenance.
• Reconciling deposit returns and damage repair.
• Negotiating any end of tenancy claim.
