Information and Permitted Fees (Assured Shorthold Tenancies)
The equivalent of 1 weeks rent is required to secure the property off-market subject to acceptance of offer and references. If the landlord accepts the offer the holding deposit will be allocated to the total monies required in relation to the tenancy. If the offer is rejected by the landlord the holding deposit will be refunded within 5 working days. Option A Full Security Deposit

Cancellation of Tenancy
Should the tenant for any reason want to terminate the tenancy before the agreed term this must be consented by the landlord first. The tenant will be liable to cover all reasonable costs incurred by Campbell Residential or the Landlord as a result of you breaking the terms of the agreed tenancy. The costs are but not limited to, the repayment of the pro-rata commission paid or due to be paid by the landlord for the unexpired portion of the tenancy (calculated at 12% of the total rent of the remaining term of the tenancy). Interest on unpaid rent is charged at 3.0% above the Bank of England base rate per annum, calculated daily.
Lost Keys / Fobs and other security devices
The tenants are liable for the cost for the replacement of lost and damaged keys/fobs and security devices. If new locks are required, locksmith charges and any replacement keys will be charged to the tenant and any extra costs that are incurred.
Payment of Rent
The first payment of rent must be received in cleared funds before the tenancy starts. Thereafter the rent is paid by standing order. We ask that the standing order is set up a few days before the rent is due so that we can forward it to your landlord in good time.
